What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated effective December 31, 2023 unless the Tenant pays $16,581.28 to void the order. If the Tenant does not pay, they must vacate the unit by December 31, 2023 and pay the Landlord $14,449.81 plus daily compensation of $72.46 from December 2, 2023 until move-out.
