What happened
The landlord, HOMESFIRST, applied for an order to terminate the tenancy and evict the tenants, James Ssentongo and Maria Kako, due to their failure to pay rent.
The ruling
The landlord's application for eviction of the tenants is denied on the condition that the tenants pay the rent arrears of $8,234 (including $8,048 in rent arrears and $186 in application filing costs) through a payment plan. The tenants must pay $800 per month from May 2023 to February 2024, and the remaining $234 by March 25, 2024. The tenants must also pay the lawful monthly rent on time going forward. If the tenants fail to make any of the required payments, the landlord may apply for an order terminating the tenancy and evicting the tenants.
