What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to attend the hearing and has not paid rent since March 2025. The Landlord sought arrears, daily compensation, and the application filing fee.

The ruling

The tenancy is terminated effective September 2, 2025. The Tenant must pay $10,791.17 to the Landlord to cover arrears up to the hearing date plus the filing fee, minus the deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay $14,663.86 by August 31, 2025, or $17,117.59 by September 2, 2025. Daily compensation of $80.67 applies from August 14, 2025.
