What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant failed to pay the amount specified in a valid N4 notice and did not attend the hearing. As of the hearing date, the Tenant remained in possession with growing arrears.

The ruling

The tenancy is terminated effective September 16, 2025, unless the Tenant voids the order by paying $7,563.95 (inclusive of September rent and filing fees). If the unit is not vacated or the order is not voided, the Landlord may enforce eviction starting September 17, 2025. The Tenant is ordered to pay $4,357.44 plus daily compensation of $48.51 until they move out.
