What happened
The Landlord, a corporation, filed an application to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant did not attend the scheduled videoconference hearing, despite being properly served with the notice. The hearing proceeded based solely on the Landlord's evidence.
The ruling
The tenancy is conditionally terminated. The Tenant can void the order by paying the Landlord $1,781.73 on or before May 31, 2025. If payment is not made, the Tenant must move out by May 31, 2025, and the Landlord can file for eviction with the Sheriff. If the tenancy terminates, calculations show the Landlord owes the Tenant $480.28 after applying the rent deposit, but the Landlord can deduct daily compensation of $40.23 for each day the Tenant occupies the unit starting from May 6, 2025.
