What happened
The Landlord, a corporation, applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant was properly served with the notice of hearing but did not attend. The hearing proceeded based solely on the Landlord's evidence. The Landlord had previously served a valid N4 notice, which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays the Landlord $4,855.38 by May 20, 2025. If the payment is not made, the Tenant must vacate the unit by May 20, 2025, and owes the Landlord $1,748.03, plus daily compensation of $55.39 from May 6, 2025, until moving out. The Landlord can file the order with the Sheriff for enforcement on or after May 21, 2025.
