What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlord provided evidence that the Tenant was late paying rent in each of the 12 months preceding the application and remained late in the 6 months following the filing. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective September 13, 2025. The Tenant is ordered to vacate by that date. If the Tenant remains, the Landlord may file with the Sheriff for eviction on or after September 14, 2025. While the Tenant owes for compensation and the application fee, these costs are offset by the rent deposit and interest held by the Landlord, resulting in a net balance owed to the Tenant.
