What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants failed to attend the hearing despite being properly served. The rent arrears were substantial, exceeding the LTB's jurisdictional limit, leading the Landlord to cap the claim at $35,000.00 for the period up to June 30, 2025.
The ruling
The tenancy is terminated effective July 14, 2025, unless the Tenants pay $37,923.00 (which includes July rent and filing fees) by that date to void the order. If the Tenants do not void the order and fail to move out, the Landlord can enforce the eviction through the Sheriff starting July 15, 2025. The Tenants are ordered to pay $34,888.12 plus daily compensation of $87.12 from June 27, 2025, until they vacate.
