What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

Unless the Tenant voids the order by paying $6,376 on or before August 31, 2024, the tenancy is terminated. If the Tenant does not void the order, the Tenant must pay $6,001.20 to the Landlord and vacate the unit by August 31, 2024. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement starting September 1, 2024.
