What happened
The Landlords applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant challenged the service of the N4 notice and attempted to raise maintenance issues (T6) which were disallowed because they were not served to the Landlords. The Tenant cited financial hardship as a single mother and student, while the Landlords cited their own mortgage default due to the unpaid rent.
The ruling
The tenancy is terminated effective May 31, 2025, unless the Tenant voids the order by paying $27,775.00 by May 14, 2025, or $30,775.00 by May 31, 2025. If the Tenant does not void, she is ordered to pay the Landlords $21,829.86 (after deposit deductions) plus daily compensation of $98.63 starting April 18, 2025.
