What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenant pays $3,927.05 to void the order by July 31, 2023. If the Tenant does not void the order, the Tenant must pay $576.01 to the Landlord and vacate the unit by July 31, 2023. The Tenant will also owe daily compensation of $41.18 for each day of occupation after May 10, 2023.
