What happened

The Landlord applied for the termination of the tenancy and an eviction order due to the Tenant's failure to pay rent. The Landlord served a valid N4 notice, but the Tenant did not void it by paying the arrears. The Tenant failed to attend the hearing, and evidence showed that rent had not been paid since the application was filed, leading to significant accumulated arrears.

The ruling

The tenancy is terminated effective August 17, 2025, unless the Tenant voids the order by paying $3,714.20. If the Tenant does not pay or vacate, the Landlord may enforce eviction through the Sheriff starting August 18, 2025. The Tenant is ordered to pay $3,320.82 for arrears and filing fees, plus daily compensation of $12.75 until they vacate.
