What happened
The Landlord applied to terminate the tenancy due to illegal acts committed by the Tenants. The Landlord provided evidence of two police raids on the rental unit, on September 10, 2024, and December 3, 2024, which resulted in multiple serious criminal charges against one of the Tenants for possession of stolen property and firearms. The Tenants did not attend the hearing. The Board found the allegations proven and terminated the tenancy.
The ruling
The tenancy is terminated due to serious illegal acts by the Tenants, including possession of stolen property and multiple firearms. The Tenants must vacate the rental unit by May 27, 2025. They are also ordered to pay the Landlord $186.00 for the application filing fee. The Landlord holds a rent deposit of $1,100.00, which with interest of $128.62, shall be applied to the last month of the tenancy.
