What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants had made a significant payment of $7,001.00 since the application was filed but still carried arrears. During the hearing, the Tenants requested additional time to coordinate with a third-party supportive housing provider to settle the remaining balance and void the eviction. The Landlord agreed to this arrangement.
The ruling
The LTB ordered the termination of the tenancy effective July 31, 2025, unless the Tenants pay the required amounts to void the order. To void the order, the Tenants must pay $1,607.00 by June 30, 2025, or $3,006.00 by July 31, 2025. If the tenancy is terminated, the Landlord must pay the Tenants $735.71 (the amount by which the deposit and post-application payments exceed the arrears and fees), adjusted for daily compensation of $45.99 until the unit is vacated.
