What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 notice. Despite the Tenant making payments totaling $6,500.00 since the application was filed, significant arrears remained. The Tenant failed to attend the hearing to provide evidence of personal circumstances.

The ruling

The tenancy is terminated effective July 8, 2025, unless the Tenant pays $8,586.00 by June 30, 2025, or $11,386.00 by July 8, 2025, to void the order. If the Tenant does not void the order, they must vacate the unit and pay the Landlord $4,516.90 plus daily compensation of $92.05 until move-out.
