What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The other named Tenant is no longer in possession of the rental unit because they have passed away.

The ruling

The tenancy will be terminated on June 30, 2023 unless the tenant pays $3,172.09 by May 31, 2023 or $4,620.32 by June 30, 2023 to void the order. If the tenant does not pay, they must vacate the unit by June 30, 2023 and the landlord can file the order with the Sheriff to enforce the eviction.
