What happened

The Tenants requested a review of an eviction order issued for non-payment of rent. The Tenants argued that the underlying N4 notice was invalid because the Landlord's rent ledger was incorrect and failed to reflect that the Tenants had already voided a previous arrears order by paying the full amount owing.

The ruling

The request for review was granted, and the previous eviction order (LTB-L-043340-25) was cancelled. The Board determined the Landlord's eviction notice was based on an incorrect ledger. Following this determination, the Landlord withdrew their application, effectively ending the dispute in the Tenants' favor.
