What happened

The Landlord applied to terminate the tenancy and for compensation for damages after the Tenant's wife broke two bedroom doors. The Tenant's wife admitted to the damage, explaining she broke them because her son was locked inside and she was concerned for his safety. She believed the repairs should have been covered by regular maintenance.

The ruling

The tenancy is allowed to continue provided the Tenant pays the Landlord $864.00 (damages plus filing fee) according to a three-month payment schedule of $288.00 per month starting August 15, 2025. If the Tenant fails to comply with the payment schedule, the Landlord may apply for an ex parte eviction order.
