What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The Tenant shall pay the Landlord $687.90 in rent arrears and filing costs, in installments by September 15, 2023. The Tenant shall also pay the lawful rent in full for May and June 2023. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
