What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant seriously impairing the safety of staff and wilfully causing undue damage to the premises. The Tenant threatened and intimidated staff, including wielding a pipe and uttering threats to physically and sexually assault staff.

The ruling

The Landlord has proven the grounds for termination of the tenancy. The tenancy is terminated and the Tenant must move out by March 16, 2025. The Tenant shall pay the Landlord $186 for the application fee, and the Landlord shall pay the Tenant $817.10 for the rent deposit and interest.
