What happened

The Landlord applied to terminate the tenancy and evict the Tenants for non-payment of rent. The Tenants were served with an N4 notice, which they did not void by paying the arrears. The Tenants did not attend the hearing, which proceeded based solely on the Landlord's evidence.

The ruling

The tenancy is terminated unless the Tenants pay $8,675.59 by June 17, 2025. If they fail to do so, they must vacate by that date and pay the Landlord $5,184.84, which represents arrears up to the hearing date minus the rent deposit and interest. Additionally, they must pay $60.35 per day for each day they occupy the unit after the hearing date. Eviction can be enforced by the Sheriff on or after June 18, 2025.
