What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing, but the occupant Tamara McDonald, who is the Tenant's common-law spouse, attended and requested to stay until the end of the school year for her children.

The ruling

The tenancy is terminated unless the Tenant pays $13,213.50 by April 30, 2023 or $14,658.50 by May 31, 2023 to void the order. If the Tenant does not pay, they must vacate by May 31, 2023 and pay $10,863.73 to the Landlord. The occupant is allowed to stay until May 31, 2023.
