What happened
The Landlord applied to evict the Tenant for non-payment of rent. At the hearing, both parties reached a mutual consent agreement. The agreement stipulates that the tenancy will terminate, the Landlord will waive significant rent arrears and future rent, and will also pay the Tenant a sum of money on the condition that the Tenant vacates the unit by a specified date.
The ruling
By consent of both parties, the tenancy is terminated effective July 31, 2025. The Landlord waives all rent arrears ($10,245.45) and the filing fee, as well as rent for May and June 2025. The Tenant's rent deposit and interest will cover July 2025 rent. If the Tenant vacates on or before July 31, 2025, the Landlord must pay the Tenant $3,000.00. This order is non-voidable and resolves a related application.
