What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Landlords served a valid N4 notice which the Tenant did not void. During the hearing, it was determined that the Tenant remained in possession of the unit. The Tenant requested a delayed eviction, which the Board granted, setting the termination date for July 20, 2025, provided the Tenant does not pay the total amount required to void the order.

The ruling

The tenancy is terminated effective July 20, 2025. The Tenant can void the eviction by paying $17,870.00 by the termination date. If the Tenant does not pay and does not vacate, the Landlord can file with the Sheriff for eviction starting July 21, 2025. The Tenant is ordered to pay $11,417.30 in arrears and costs, plus daily compensation of $84.62 for continued occupancy after the hearing date.
