What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and substantial interference with the reasonable enjoyment of the residential complex. The Landlord served valid N4 and N5 notices, but the Tenants did not void the notices or attend the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $14,001 to void the order by May 24, 2024. If the Tenant does not void the order, the Tenant must move out by May 24, 2024 and pay the Landlord $10,421.87 in rent arrears and application fees, plus $37.81 per day in compensation for continued occupancy.
