What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant because the Tenant failed to meet payment conditions specified in a previous Board order (LTB-L-101226-24). The Tenant admitted to missing rent payments, explaining that he prioritized sending funds to his family overseas during their illness.

The ruling

The tenancy is terminated effective September 30, 2025. The Tenant is ordered to pay the Landlord $6,484.26 for rent arrears and filing costs, adjusted for the rent deposit and interest. If the Tenant fails to vacate by the deadline, the Landlord may enforce the eviction through the Sheriff. Daily compensation of $23.01 is required for each day the Tenant remains in the unit after August 26, 2025.
