What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. The Tenant failed to attend the hearing or pay the arrears after being served with a valid N4 notice. As of the hearing date, the Tenant remained in possession of the unit with significant rent arrears.

The ruling

The tenancy is terminated effective October 5, 2025, unless the Tenant voids the order by paying $3,568.24 by September 30, 2025, or $4,513.80 by October 5, 2025. If the Tenant does not void the order, they are ordered to pay $1,980.38 plus daily compensation of $31.09 until they vacate.
