What happened

The Landlords applied to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants admitted to the arrears, which began after one tenant took leave from work to care for a parent. The Tenants proposed a repayment plan, but the Landlord requested a standard eviction, citing financial strain on their own family. The Board found the Tenants' financial testimony evasive and unlikely to result in a successful repayment, ultimately ordering termination with a brief postponement of the eviction date.

The ruling

The tenancy is terminated effective July 31, 2025. The Tenants are ordered to pay $9,524.89 to the Landlord to cover arrears and the filing fee, after deducting the rent deposit and interest. To void the eviction and continue the tenancy, the Tenants must pay $15,811.80 on or before July 31, 2025. If the unit is not vacated, the Landlord may enforce the eviction through the Sheriff starting August 1, 2025.
