What happened

The Tenant applied for an order regarding lack of consistent heat, maintenance failure, and interference with enjoyment. Between October 2022 and January 2023, the Tenant's unit lacked proper heating, forcing the use of space heaters provided by the Landlord. The Tenant, recovering from surgery at the time, faced significant hardship due to limited mobility and uneven heating.

The ruling

The Landlord is ordered to pay the Tenant $854.69 by September 8, 2025, for rent abatement and out-of-pocket electricity costs caused by a lack of heat. If the Landlord fails to pay, the Tenant is authorized to deduct the full amount from the October 2025 rent payment.
