What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $6,286 by December 31, 2023 or $6,686 by January 3, 2024 to void the order. If the Tenant does not pay, the Tenant must move out by January 3, 2024 and pay the Landlord $5,604.35 in rent arrears and application costs.
