What happened

The Landlord initially obtained an eviction order for non-payment of rent. The Tenant requested a review, claiming he was unaware of the original hearing. While the Board found the Tenant lacked diligence in checking his mail and email, a review of the file revealed an error of law: the N4 notice was served after the termination date, making it invalid for eviction.
