What happened

The Landlord applied to terminate the tenancy on the grounds that the Tenant transferred occupancy to unauthorized persons without consent. The Landlord alleged the Tenant was operating an AirBnB and did not actually reside in the unit. Witness testimony from building security and concierge indicated the Tenant was never seen on-site and that deliveries for the unit were in other names. The Tenant claimed to have roommates due to financial hardship despite owning multiple other properties, but could not provide documentation of her own residence in the unit.

The ruling

The LTB ordered the termination of the tenancy and the eviction of the Tenant and unauthorized occupants effective July 31, 2025. The Tenant is ordered to pay the Landlord $201.00 for the application filing fee. If the occupants do not vacate by the deadline, the Landlord can enforce the eviction through the Sheriff.
