What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord plans to convert the basement unit into a recreation room for himself and his mother-in-law, who has been diagnosed with dementia.
The ruling
The tenancy is terminated effective August 31, 2023. The Tenant must move out by this date. If the unit is not vacated by August 31, 2023, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Landlord must pay the Tenant $1,100 in compensation by August 31, 2023. The Tenant must pay the Landlord $36.16 per day for use and occupation of the unit starting May 2, 2023 until the Tenant moves out.
