What happened

The Landlords applied for termination of tenancy and eviction due to non-payment of rent, as well as compensation for unpaid utilities and significant property damage. The Tenants vacated the unit prior to the hearing, but substantial arrears and repair costs remained outstanding. The Tenants did not attend the hearing to contest the claims.

The ruling

The tenancy was terminated effective October 1, 2025. The Tenants are ordered to pay a total of $31,364.62 to the Landlords. This includes $9,351.17 for rent arrears (after applying the rent deposit and interest), $769.45 for unpaid utilities, and $21,244.00 for compensation for property damages including kitchen and washroom cabinets, drywall, and doors.
