The ruling
The landlord and tenants reached a mutual agreement to resolve all matters at issue. The tenancy is terminated effective April 1, 2025, and the tenants must vacate the rental unit by that date. If the unit is not vacated, the landlord may file the order with the Sheriff for enforcement. The landlord agreed to waive $5,866 in rent arrears and costs, as well as $2,009.54 in unpaid utility bills, if the tenants leave the unit in clean condition and return the keys/garage remote by April 1, 2025. The landlord also agreed to pay the tenants $1,500 upon receiving vacant possession.
