What happened
Landlords applied for an order to terminate the tenancy and evict the Tenant because the Landlords in good faith require possession of the rental unit for the purpose of residential occupation for at least one year. The Landlords also applied for an order requiring the Tenant to pay the Landlord's reasonable out-of-pocket expenses that are the result of the Tenant's failure to pay utility costs they were required to pay under the terms of the tenancy agreement.
The ruling
The tenancy is terminated effective February 28, 2023. The Tenant must pay the Landlord $1,993.07 for unpaid utility costs by January 14, 2023, or interest will start accruing. The Landlords must apply the last month's rent deposit to the last month of the tenancy.
