What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant attempted to raise maintenance or other issues under section 82 of the Act during the hearing, but the adjudicator denied this request because the Tenant failed to comply with disclosure rules, which require evidence to be shared seven days prior to the hearing. The tenancy is terminated effective June 23, 2025, the date the Tenant moved out. The Tenant is ordered to pay the Landlord $22,484.32, which consists of $22,298.32 in rent arrears and the $186.00 filing fee. Interest will accrue at 4% annually if not paid by August 16, 2025.
