What happened

The Landlord applied to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants claimed that a change in management and the removal of direct deposit options caused the non-payment. Tenant 2 sought a repayment plan, citing income from ODSP and freelance marketing work. The Landlord argued the tenancy was no longer viable given the high arrears and the Tenants' limited income.

The ruling

The tenancy is terminated effective November 30, 2025. The Tenants are ordered to pay $14,924.12 to the Landlord, accounting for arrears, the application fee, and deducting the rent deposit and interest. The Tenants may void the eviction by paying the full amount owing ($18,638.77 by October 31 or $20,787.30 by November 30). Daily compensation of $70.64 applies until the unit is vacated.
