What happened
The Landlord applied for termination of the tenancy and eviction based on rent arrears. The Tenant attempted to raise 54 separate issues under section 82 of the Act, but the Board denied this because the Tenant failed to comply with disclosure deadlines set in a previous interim order and failed to provide sufficient particulars. The tenancy had already been terminated by a separate order (LTB-L-076428-24), with eviction expected imminently.
The ruling
The tenancy is terminated effective November 24, 2025, unless the Tenant voids the order by paying $15,916.44. If the Tenant does not void the order and moves out, they are ordered to pay $14,748.39 to the Landlord for arrears up to September 8, 2024, and the filing fee. This order does not affect the separate termination order already in place.
