What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenant due to non-payment of rent. The Tenant failed to attend the hearing due to technical difficulties with the videoconference. The Landlord established that a valid N4 notice was served and that rent arrears were outstanding. The adjudicator granted relief from eviction conditional on the Tenant paying the arrears and future rent on time.

The ruling

The Tenant is ordered to pay $3,064.00 by February 28, 2026, covering rent arrears and filing costs. Additionally, the Tenant must pay future rent on time starting February 1, 2026. Relief from eviction is granted; however, if the Tenant fails to meet these payment conditions, the Landlord can apply for an eviction order without further notice to the Tenant.
