What happened
The Landlord applied for eviction and rent arrears. However, the LTB found the N4 Notice of Termination was defective because the Landlord did not provide the full 14-day notice period required by law. The Landlord subsequently requested to convert the application to an L9 application to seek only rent arrears without eviction. The Tenants did not attend the hearing.
The ruling
The Landlord's request for eviction was denied due to a defective N4 notice that provided only 13 days of notice instead of the required 14. The application was converted to an L9 application for arrears only. The Tenants are ordered to pay the Landlord $8,536.00 by August 16, 2025, covering rent arrears up to July 31, 2025, and the application filing fee.
