What happened

The Landlord applied for rent arrears, daily compensation, utility costs, and damages after the Tenant abandoned the unit without notice. The Tenant left the door open on January 1, 2024, and never returned the keys. Significant damage was caused by the Tenant's dog, which urinated on the floors, baseboards, and furniture, requiring extensive repairs and replacements.

The ruling

The Former Tenant is ordered to pay the Landlord a total of $9,906.11 by July 20, 2025. This amount includes $3,862.47 in rent and compensation, $965.92 for unpaid utilities, $4,891.72 for damages caused by a pet, and the $186.00 filing fee. If payment is not made on time, interest will accrue at a rate of 4% annually.
