What happened

Landlords applied for compensation for damages, unpaid water utility costs, and lost rental income after the Tenants vacated. The Landlords alleged several damages including floor staining from dog urine, poor painting, and broken fixtures. While the Board found that some damage (floors and door) was caused by the Tenants or their pet, the Landlords failed to provide itemized costs or proof of expenses incurred, leading to the dismissal of most damage claims. The claim for lost rental income was also dismissed as it was not considered an out-of-pocket expense.

The ruling

The Tenants are ordered to pay the Landlords $271.61 by December 15, 2025. This amount includes $85.61 for unpaid utility costs and $186.00 for the filing fee. All other claims for damages and lost income were dismissed due to insufficient evidence of costs or lack of proof regarding negligence.
