What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord had previously given the Tenants an N8 notice for late rent payments over a 12-month period, and the Tenants had continued to pay rent late since then.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenants was granted. The Tenants were ordered to vacate the unit by February 16, 2025 and pay the Landlord $6,079.84 in compensation for use of the unit from November 1, 2024 to the move-out date, plus an additional $82.16 per day starting January 14, 2025 until the Tenants move out. The Tenants were also ordered to pay the Landlord's $186 application filing fee.
