What happened
The Landlord applied to terminate the tenancy and evict the Tenants because they failed to pay the lawful rent. The Tenants had not paid rent since December 2024 and did not attend the hearing despite being properly served. The Landlord attempted to negotiate a repayment plan, but the Tenants did not respond. Rent arrears had accumulated significantly by the time of the hearing.
The ruling
The tenancy is terminated effective July 29, 2025. The Tenants are ordered to pay $18,476.41 to the Landlord, which accounts for arrears up to the hearing date and the application fee, minus the rent deposit and accrued interest. To void the eviction and continue the tenancy, the Tenants must pay a total of $23,186.00 by July 29, 2025. If they fail to pay or move out, the Landlord may enforce the eviction through the Sheriff on or after July 30, 2025.
