What happened
The Landlord applied for an order to evict an Unauthorized Occupant and for compensation. The Tenants had previously agreed to terminate the tenancy and vacated the unit. However, the Unauthorized Occupant, who is the boyfriend of one of the Tenants, remained in the unit without the Landlord's consent, refused to leave, and did not pay for use and occupation of the unit since August 2024.
The ruling
The tenancy was terminated on July 31, 2024. The Unauthorized Occupant is ordered to vacate the rental unit by April 25, 2025. He must pay the Landlord $8,524.95 for compensation and application costs, plus a daily amount of $39.45 from February 28, 2025, until he moves out. If he fails to vacate, the Landlord can enforce the eviction through the Sheriff.
