What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants because they failed to pay the lawful rent. The Landlord served a valid N4 notice, but the Tenants did not void it by paying the arrears. The Tenants did not attend the hearing, and no rent has been paid since the application was filed, leading to substantial arrears.

The ruling

The tenancy is terminated effective August 19, 2025, unless the Tenants pay $17,091.00 to void the order. If the Tenants do not pay and do not vacate, the Landlord may enforce the eviction through the Sheriff starting August 20, 2025. The Tenants are ordered to pay $12,609.94 to the Landlord, accounting for arrears up to the hearing date and the application fee, minus the security deposit and interest.
