What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant admitted to the arrears and had already made significant payments ($6,765.00) since the application was filed. The parties agreed to a standard voidable order allowing the Tenant until November 30, 2025, to pay the remaining arrears for that period. The order also accounts for rent due in December 2025 and interest owed to the Tenant on their rent deposit.
The ruling
The tenancy is terminated effective December 20, 2025, unless the Tenant pays $4,706.00 (covering arrears, filing fees, and December rent, less recent payments) by that date. If the Tenant vacates instead of paying, the Landlord is actually found to owe the Tenant $1,486.25 because the rent deposit and interest exceed the arrears owed up to the hearing date, though daily compensation of $74.14 applies for continued occupancy.
