What happened

Tenant filed an application alleging that the Landlord changed the locks to the rental unit without providing keys and harassed or interfered with the Tenant. During the course of the proceedings, the Landlord successfully applied for termination of the tenancy for personal use (child's use) in a separate file. The Tenant failed to appear at the final hearing of this application. The Board determined that because the tenancy had been terminated and the Tenant was required to move out by October 19, 2025, the remedies sought—regaining possession and stopping the Landlord's activity—were moot.

The ruling

The Tenant's application regarding lock changes and harassment was dismissed. The adjudicator ruled the case was moot because a previous LTB order had already terminated the tenancy, meaning the Tenant no longer had a right to possession or a practical interest in the conduct orders requested.
