What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant had been served with a valid N4 notice but failed to pay the amount required to void it. At the time of the hearing, the Tenant remained in possession of the unit and had not made payments since the application was filed. The Tenant did not attend the hearing to provide evidence or request an adjournment.
The ruling
The tenancy is terminated effective July 8, 2025, unless the Tenant voids the order by paying $5,321.20 by June 30, 2025, or $6,605.00 by July 8, 2025. If the Tenant does not void the order, they are ordered to pay the Landlord $3,640.63 plus daily compensation of $42.21 starting June 19, 2025. The Landlord may enforce the eviction through the Sheriff on or after July 9, 2025.
